There are 3 types of lawful evictions in the state of Arkansas. The Landlord Tenant handbook is available and outlines all three methods. Feel free to contact me and I'll make sure to get you a copy.

David Simmons in LR is who I use. I've managed apartments for 17 yrs. Shutting utilities off or removing anything from the property isn't in your best interest and sometimes being nice isn't either.. Tenants have a lot of rights despite not paying their rent. David has reasonable prices as well.

We have rental property and had the same issue. We used Clifford Henry at Henry & Henry, and we were very pleased. He returns phone calls and was reasonable. I think you have to use a Faulkner County attorney.

I am not a lawyer nor a landlord, however, be careful with shutting off the power & water method. The Faulkner County Landlord Association is a great group for landlords to join. They have speakers at the monthly meetings, share experiences & knowledge with each other, & the president is very knowledgeable about situations such as yours. Mark Burrier
