Looking for any realtor recommendations, to help find a condo in Bloomington I'm considering buying a condo in town.
Admittedly, I'm not looking to buy one of the brand...

Karen Pitkin is awesome (http://www.karenpitkin.com/). She helped me buy my house, which, ahem, was not a quarter-million dollars, and could not have been better. This was when the market was really hot; she got me in to see a house the day it went on the market, I put in an offer and had a deal that day.

I was given Dave Dwinell (ddwinell1@gmail.com) as a recommendation. He works for Dzierba Realty - http://www.dzre.com/ He was VERY responsive and worked with me the way I prefer (mostly email and text) and got showings promptly. I cannot say enough positive things about him. To note, I was also looking for a condo in the modest price range, and we found one in fairly short order. Drop him an email. He'll do a good job for you.

We will be putting our condo in Tomber Ridge up for sale at the end of July. No realtor yet. ;-)

Not sure his experience in the condo world but Jason Millican with Millican Reality (j.millican@comcast.net) was helpful for us, seemed to know everyone, easy to work with, etc...

Late to the party but our realtor is Beth Ellis. She and Karen Pitkin were the two realtors that were recommended to us when we moved to Bloomington in February 2016. We decided to go with Beth. She has been great. Closing on our new home at the end of June.

Buying a place is....tricky. Lots of documentation and stuff. If you have any questions, don't be afraid to ask. (Bought in 2011, sold in 2016, traditional loan, re-fied later, weird questions asked).

Limestone Crossing. It's being renovated and is pretty nice EXCEPT for poor grounds maintenance and constant presence of police. Many of the tenants are just trash.

We recently bought a house and our realtor was Mary Willman. She now works for Remax - she is awesome! As for neighborhoods close to campus I would suggest looking in Elm Heights. There are a lot of great houses and it hasn't been completely infiltrated by rentals yet (as long as you stay east of Henderson). Wherever you go make sure you check out the neighbors. We've lived next to some heinous rental properties, and even if the current tenants are okay you can pretty much guarantee that you'll get some totally shit ones at some point. Bryan Park neighborhood is great, especially if you go East/West/South of it (everything north of Bryan Park is highly saturated with rentals). Most of the rentals that are around here are families and grad students (I live next to a few grad students and I'm in grad school myself, though we own our house). Two really good things about the Bryan Park neighborhoods are location and resell value as well: you're within walking distance to the park and its amenities (and a 15 min walk to downtown/Kirkwood), and I've never seen a house stay on the market around here for longer than a month.
It's also a pretty safe neighborhood. Our neighbors have lived here for years and they leave their house for months at a time (they're snowbirds), and they've never had any issues.

I highly recommend Carole Damon with Capital Realty. She has helped Jill Rogers and I numerous times and my mother when she bought and sold in Bloomington.
