Don't use Canadian Residential Inspection Services. Used them and they missed the black mould in the house we bought. Awful experience and tons of money spent to clean up their lousy inspection.

Prices range depending on the house, but I’d expect to pay between 400 and 600 typically on an average house I’ve also heard great things about [A buyers choice home inspections](https://abuyerschoice.com/edmontonne/contact-us/brendan-bella/) but haven’t personally worked with them.

If there’s an unfinished basement, be sure to look into any water stains on the floor and try and investigate them. My back door wasn’t properly sealed so a driving rain would put water directly into my basement. I only put two and two together 3 years in and now the subfloor is rotted and I have to replace my back door. The home inspector we had looked at it and said “oh yeah, that’s from construction, don’t worry about it”.

I had two inspections done for a house (first house I backed out on) and the guy did a great job. Very thorough, explained things well, shared other random housekeeping type tips while inspecting, and we all got free small flashlights lol. Price will depend on the size of your home. Your realtor should be providing these:) Frankly I really like Hamish Henderson for Lawyer but he is a one man shop so it can be tough at times for him. Inspectors I recommend Colin Dvorak, Bill Lucas as two really solid inspectors.

I used https://sprucegrove.abuyerschoice.com/ last year (they serve west edmonton and St. Albert as well (and maybe other areas of Edm?) and Colin was great.
I can also call him anytime for the entire time I live in the home if I'm having issues and he will come look at it at no charge and let me know what he thinks the problem is and what I need to do to fix it and will recommend professionals he thinks will do a good job
Haven't had to use that service yet but it is nice knowing I can use it :)
Him and his partner that day were thorough, professional, personable and efficient. They answered all of my questions, showed me every minor issue (like where the caulking on the kitchen backsplash has a tiny area that needs to be re-filled) and the report they provided with pics has been very handy so far (like when I forgot where they said the water shut off is lol). I also get recall reports on my appliances every few months via email :)
I'd recommend them :)

I used Fortified Home Inspections. My lttle 900 sq ft house took us a very thorough 4 hours to do. Cost about $400.

I can recommend someone *not* to work with: Cabins to Castle Inspection. They missed that out electrical line was connected too low to the house. Tomorrow we are scheduled to get it fixed for ~1500$.

We had a great experience with Randy Murray from [A Closer Look Inspections](http://www.acloserlookinspections.ca/). Our realtor suggested him. I believe he charged us $500\+tax. He spent a good two hours walking us through everything following his inspection, and the process felt pretty thorough.

I went with Brent at JBR Inspections on my realtor's recommendation. He spent 3 hours at the house, did a very thorough job and advised how to fix things, gave honest opinions \(I got an inspection done on a house prior to the one I purchased and as soon as we reached the basement he said the foundation was basically a crumbling sponge, we cut the inspection short and only charged me for the time he took up to that point\). Cost about $425 for 1160 sq ft \(they have some rates on their website as well\). He was also very flexible with times. I initially was going to go with Pillar to Post on a friend's rec, but their appt times sucked for my schedule and they cost more.

John Kenney is our go-to. That man doesn't miss anything. A lawyer definitely isn't about cost - it's spring so they're all fairly busy. It may depend on availability!

Ian Rae for sure! We dealt with Kenney Law, and he is great, we use him for everything. My sister used Dennis Denis and had issues with paperwork and ended up costing her $5000 to get it fixed (taxes and other paperwork issues)

I used Coulter & Power in Edmonton. They were $700 cheaper than any lawyer in town. 780-420-0049 I used John Coulter. Was great to deal with.
