Permit Application - signed by the licensed contractor if contra ctor is to obtain permit. Recorded Warranty Deed Construction Drawings - One set of signed and sealed engineering drawings. All drawings must include the House/addition elevation drawings of any/all sides being aesthetically changed by the addition. Include intended use of proposed area. Construction lien law affidavit (provided by contractor if job is valued over $2500.00) Notice of Commencement – a certified copy of the recorded notice of commencement is required for any job $2500.00 or greater prior to the first inspection. (it is not required to submit for the permit) Owner/Builder disclosure – this is required when an owner is obtaining a permit. Site Plan - One site plan indicating the size, dimensions, and proposed location. Includ e setback dimensions from all existing structures to the property lines. Include patios, driveways, walkways, materials and surface treatments to be used. Landscape Plan – One landscape detail plan indicating tree protection or removal requirements. If trees are not to be removed, you must write “No trees to be removed”. A tree removal permit may be required. Plant types, sizes, quantities, and locations (if applicable) sodded, mulched and undisturbed areas. The plans must include existing and propos ed foundation plantings for front, side street and rear structures facing saltwater canals, freshwater canals, lakes, golf courses, and public right of ways.

Eddie, I'm sure your a great guy but you need to get out of the business which your not licensed for. Or just get the proper licenses, thats all I'm saying.. If you do flooring that's fine, painting and pressure washing fine with occupational and insur ance and workers comp exempt. But if something happens to someones house your out the door and the homeowner pays. People, I am a Building Contractor, and I still need a licensed plumber, elecricial, HVAC, and roofing contractor to do those jobs. I can contract them out under my license, and I can pull their permits, as long as they are regestered with the city.

After going to every model home in town, we ended up going with Seagate. They were most transparent when it came to numbers, easier to get a hold of, etc. It took us nearly six months to finally come to that conclusion. We almost went with another builder that is super new to the area and I'm very glad we didn't. Trust your gut! Also, if we had the money to build a custom home I would've gone with Auburn and Brad. However, that would've cost $140 roughly per sq/ft. Seagate starts at $76 sf for our model. With our upgrades we are now at $98 sq ft and we're getting many things we wanted: upgraded flooring, upgraded kitchen with gas line, outdoor kitchen plumbing, outdoor shower and several other options. Also, ICI builds a good home and Florida Green Construction is another company that impressed me. Daniel was very easy to communicate with and answered all my questions. You'll want to make a binder, get literature and take notes when you meet with them. Start the process now. Rates and construction prices are going up.
