Do not give them half upfront, our experience with doing that was, he took half and then began trying to get fired so he wasnt liable for walking off the job. And it worked. He seemed to take zero pride in his work, i could have done a better job myself, he simultaneously created even more work while hes working. Had to constantly keep an eye on him and have him correct his mistakes. He is qualified to change a light bulb though. 30 years of experience and he sure seemed to not have a clue how to paint or cover brand new floors in a room he did drywall, spackle,and sanding in. Put metal scraps on the new floor. Multiple things he did have to be fixed/redone because he takes every short cut in the book. Chris did not show up yesterday, no call or anything. We had his helper clean up the room so they can put paper down. Which should have been there from the start, he bought a tarp and paper with our money but didnt use it until WE saw how screwed up our brand new floors were and had to tell him to clean and then cover the floors. He did that and then we saw him drive off through the window after an hour of working. Was there an emergency? because he didnt bother to say anything he just left after 1 hour. They have been a complete nightmare to deal with and honestly we wasted 5,000. He only did about 3.5k worth of work but we would rather cut our loses than to continue to have him ruin another project and to cost us more money to fix what hes done. (And we’re not the only ones hes done this to) We feel like we’ve been robbed of 1.5k completely. He did not work for the entite 5 grand, and didnt return the money like an honorable man would. We felt like babysitters/prisoners in our home while they are here. We should have never given him half upfront. We should have read his reviews and checked with the bbb and l&i which shows multiple infractions and suspended license thats now expired. Horrible paint job that took a week and a half to do 4 rooms and constantly telling him to fix where he messed up. And then to fix what he just fixed. An actual professional carpenter told us hes not using the right material for the drywall, what hes using is for a quick fix repair. Also he patched up a hole in the wall with live wires (something like that im not an electrictian, neither is he im assuming) in it that now needs to be reopend and fixed. Works 4-5 hour days typically. Would constantly leave mid-project. Left multiple times while a room is half painted. Said he worked short days cause we didnt have anything else for him to do..??? (orginially we had 10k worth of work to do) Gave us completely inaccurate timeline. MULTIPLE TIMES. Anything we ask if he can do he instantly says yes and that he knows how to do it, but he will drag each day out and do unsatisfactory half assed work. Extremely expensive mistake. And incredibly frustrating and stressful interaction since day 1. We just wanted him out of our home and out of our lives. Each time he left for the weekend he didnt take 5 minutes to get his tools and ladders out of the hallways. Or to sweep up 3 inches of dust from the floor of a wall that was complete and the floor was never covered there either. Disgustingly unprofessional!!! We told them to get their stuff and just leave and not come back. Had to clarify ONLY their tools , not the supplies they bought with our money. Chris said “I knew this was coming” that right there says everything.Thank you for your feedback. -

We have been using a property manager since the very end of 2011 to rent out our home. Unfortunately, our property was NOT managed properly and I need your help to find a local, reputable and fair company that could give me an estimate and possibly do the work that needs to be done. I will not be able to come out to our home while the work is being done so I would need somebody who is willing to keep in constant contact with me throughout the process. I know the home will need parts of the drywall removed and replaced, carpet torn up in at least one room and replaced with pergo flooring, bathroom(s) refinished (flooring, new tub/shower), baseboards replaced in the rec room where the carpeting needs removed and drywall needs to be replaced. I believe there is a leaking pipe behind the wall of the shower and although the wax deals were replaced on both toilets only months ago, they seem to be leaking. Like I said, our property manager has failed us and we are very frustrated with this whole situation, as I'm sure you can understand. We were depending on this person to make sure our property was taken care of and it was not. My husband works with a man who will be stationed out there and he and his wife will be renting our home. They are due to be out there at the end of February so it is very important that I find somebody who can competently and quickly help us to fix this nightmare we are living in. I am going to try my best to fly out there at some point during or after the work is completed, but that is still up in the air. Any and all information you can provide to me is greatly appreciated!!
