Elton Properties is a family run business that has been established since the early 90's we offer a full property letting management and maintenance service. We are successful and well respected letting agents based in Swadlincote
Whether you are a Landlord or tenant looking to rent a property we are here to help.
We provide the following for Landlords who wish us to manage/maintain their property
•Provide a rental valuation and advice on letting the property
•Advertise and market the property with a To Let board and on the internet
•Arrange viewings with potential tenants and accompany them to view the property
•Obtain credit checks, references and current home checks of potential tenants
•Prepare tenancy agreements and tenant information packs
•Carry out an inventory of the condition of the property upon the tenant entering or leaving the property
•Collecting a deposit and registering the deposit with the deposit protection scheme
•Ensuring the rent is collected when due
•Transferring the rent directly to your bank account
•forwarding a monthly statement detailing the rent received and any deductions
•Arranging or carrying out any repairs to be dealt with per your instruction
•Advising local authorities and utility companies of the tenants details
•Issuing of any notices necessary
•Discussing with you the re-advertising of your property should the tenant wish to vacate the property
Letting Monthly Management Fee - 8.0% inc VAT per property - No other fees to pay!
Optional Charges:
Gas Safety Certificate £35.00 for first appliance and £10.00 for any additional appliances.
Legionella Risk Assessment £35.00
Tenant Call Outs - If the call out is 30mins or less and only using raw materials i.e a dripping tap needs a new washer this would be included in the management fee. No further charge!
No % added on to contractors quotes for work to be carried out. You pay what they quote.
