They are a very tricky character and will do anything to wriggle and cause problems and I want to get it right. Im 100% legit. At the outset, he outlined the terms of the deal which included a cash back to cover legals on completion. The cash back was not included as part of the completion statement with the solicitors. After completion I enquire regarding the cash back and when we would get it. He has come back to me and said he thinks he has made a mistake in advising us that there was a cash back and there actually wasn't. He's asked us to accept his apologies that there is no cash back. Can anyone advise how we stand with persuing this to claim the cash back we were promised? Were due to exchange on the property end March, the Vendor had a charge on property which came to light beginning april, since then he has agreed a settlement end of June, however still hasnt exchanged. His solicitor and himself are not responding. We are reluctant to move on as The property is BMV, plus We have incurred cost of about £45k, mainly in Bridging loan arrangements fee, interest since 29th March and Architect fees for planning. Have tried to arrange meetings with Vendor directly, to discuss his issues and work with him, but no luck. My solicitor reckons we cant do much about this. What would you suggest is the best way to processed? Can you recommend a specialist is such situation? Since moving in September, there has been serious problems with the front door and also with the window in the bathroom. Despite repeated calls by myself to the property builders and the housing association that that sold the property, there has been no action to help solve the problems experienced. Recently, we found that the door was not fit for purpose as it is not draught proof. Today (See Picture), we have also discovered a crack within the tiles above the Bathroom window. This can only be because persistent calls to both the builders and house sellers has fell on deaf ears. Any advice would help.
