  Continual sanding not needed, only erodes screw heads, and thins down wood, instead use a good stain remover soap, power wash followed by brightener, and 2 coats of a good exterior oil will bring back to life. The industry standard for that service runs around $1.50 per sq. ft., Being local I would price at $1.25, Don't cheap out on the finish. www.boardwalkwood.com
