About us

Real Estate Advocates was founded in 1991 by Bob Mandel with the notion that sellers in the Columbia, S.C. Real Estate market needed alternatives that they were not being offered.
At that time, almost all companies were offering a full service 7% commission model. We felt that sellers deserved to have choices with varying levels of service and began offering pricing accordingly. Initially, we started out offering our listing services at a reduced commission rate. Sellers paid a lower commission percentage at closing. Over the years-- we adapted our services based on the ever changing Real Estate market place.

We speak differently because we think differently. At Real Estate Advocates we understand it’s your home and you should have a choice as to how you can buy or sell it!!

Traditionally, real estate services are delivered as part of a bundled package where the agent is paid a commission on the gross sales price of the property which is due at closing. Generally, this commission is 6%. Half of that fee is the "listing portion" of the commission and goes directly to the real estate agent that coordinates the services associated with the selling of your home. For 3%, the listing agent may or may not offer varying degrees of the following: manage your entire home sales process from start to finish, help determine the right price to attract buyers, supply yard signs, install info boxes, produce full color brochures, take digital photography, stage your home, implement marketing and promotion, list your home in the local MLS (Mutiple Listing Service), negotiate your contract, assist with home inspection, communicate with mortgage lender, coordinate closing and more. The other half-- "selling portion" or "buyer agent's fee" of 3% goes to the real estate agent who procures a buyer for your home.
