  Brad, insurance tried to tell me mine needed to be done without even looking at it. I had Mons from AASE Roof Inspection 250-614-3369 do an inspection and determined I had approximately 5 years before I would need to redo it. I submitted his report and they accepted it. Your roof is similar to mine and it was going to be $3000 for materials only.

  You can call Mons Aase@Aase Roof Inspection. 250-614-3369, for approx a $100 he will come by and inspect your roof fully, give you a report with a complete breakdown of your entire roof and any problems with repair solutions. He will give you a list of recommended roofing companies to call, let you know what the job should cost and inspect their work so you don't get screwed over at all. Very inexpensive protection for a important job on a long term investment. He is a excellant roof inspector and knows his stuff very, very well.
