Our experience with Prism Home Inspections was less than stellar. If I could leave a review without a star, I would. The amount of negligence conducted by Chad and his employee was nothing short of criminal. He puts on a good song and dance, really works the deal. Cracks jokes, is super friendly, works you over. Unfortunately we learned the hard way, that it’s all a facade for a piss poor inspection. The amount of issues Chad and his team missed have cost us over $40,000. Issues that we specifically asked about during the inspection ended up being beyond major. He guaranteed that he opened every window, we are up to half broken upon first time opening once living in the home. He assured us the roof was one of the best he had ever seen. The roof alone has caused us significant issues. He neglected to give us our inspection photos until AFTER we had closed on the home and discovered massive issues. He promises to stand by his work even after closing. It’s a lie. We asked him to file a claim with his insurance company based on a negligent inspection. He refused. He missed major water intrusion points or lack there of that has resulted in a massive mold problem. He does NOT stand behind his work. He does NOT stand behind his licensing. One photo in particular showed what appeared to be black mold or severe water damage in the attic. Had we seen those photos or were made aware of this at the time of our inspection, we would have gone a different route. We were also not invited to the inspection until it was over. We plan to pursue the negligence further with the Ohio Attorney General, the Better Business Bureau, any inspection licensing agencies and all realtors involved.
OK so we put in our offer for our new house....fingers crossed...anyone know a good home inspector that is really reasonable????

The two companies I refer my buyers to are Prizm Home Inspections, Chad Miller, 937 408-8599 or WIN Home Inspections, Kelly Perrault, 937 418-3990. I am surprised your buyers agent did not refer some good home inspection companies to you. Good Luck with everything!!!
