ElDiario replied:I would recommend using jiffyondemand.com You can hire all different sorts of tradespeople for relatively small jobs such as this. The prices are set beforehand and the trades are all vetted by the people at jiffy. I have used them for a number of different services and I'm always happy with their work. Side note - it's probably a leaky wax seal, but that's just a guess. It's an easy fix for a plumber.

Painted white after. I'm guessing 2-4 days for skilled general contractors... before I start digging around for suppliers, does anyone have anyone they strongly recommend?

I've use them a few different times for different things including electrical work, etc. The guys I've used have said they signed up for jiffy to fill in the days between bigger jobs. I'm sure you could find people to do what you need there. The only question mark is that it's for commercial not residential. Can't hurt to call though.
