    I would not recommend him. There was no negotiating with him. We were in the process of purchasing the property 6979 S. Goshawk Dr., in Tucson, and were only days from closing- he hadn't performed the repairs he had agreed to in the BNSR contract. When questioned he did not respond in a timely manner and once he did, he then had the audacity to say that we should pay him more for a house that wouldn't appraise for the amount he wanted to sell it. He purchased the home as a forclosure at 118,000 repainted and put in new carpet upstairs and wanted to sell the house at 159,000. We actually know the contractor that oversaw the construction of the homes in this area back (and this specific home) in 2005 so we were well aware of the fact that very few updates had been done to the residence. However, in an attempt to compromise we initially agreed to pay the 159,000 if he agreed to pay The 3% closing-this offer he initially accepted. However, the house appraised at a maximum of 155,000 so he was required to adjust the price. He did not like this, and made it well known, but suggested a new agreement that he would fix the warranted items, pay 1% closing, he would order a secondary appraisal, we would pay the other closing costs, and adjust our loan to fha. In the same day of signing the new agreement he called both the real estate agent we are contracted with and the loan company preparing our mortgage and asked them to take cuts from their commissioned pay to pay the 1% closing he had agreed to- this we obviously would not allow to happen. However, after we upheld our agreed to terms he then stated he did not want to pay 1% closing, that we needed to cancel our new fha contract with our current lender, find a new lender to write the contract for the house at a price of 159,000 and order a new appraisal at our expense. The house has termites, the water barrier had been punctured in several places of the house and had gone unrepaired, the roof needed repairs, there were very few updates made to the residence at all, and our inspections revealed a broken A/C coil upstairs- and therefore felt justified in denying his request for more money and a new appraisal at our expense. After several more days of unresponsiveness we canceled the contract. Now the home is priced at 159,900 which is well above his original list price. All in all he was unreliable, dishonest, rarely responded in a timely manner and was only concerned with trying to constantly increase his bottom line despite his contract agreements.
