Does anyone know of a lender who can close this?:
-buyer has a 637 mid score and was approved for FHA
- after receiving approval, lender says buyer is on the CAIVER list and cannot close the FHA or any gov't backed loan
-buyer was already in a payment plan for the student loan BUT cannot be removed from the CAIVER list until 9 months of payments, which is January....Dept of Ed won't take a lump sum equaling 9 payments upfront which is crazy!
-buyer can put down up to 5% if you know any lenders
-house is $343K and buyer's income is $225K/yr
-this is a traditional retail transaction, not wholesale or flip
Looking for suggestions!! Thx in advance.
