Similar situation as you a few years ago. I was with Terese at Trailwood realty (house is located near NCSU) Trailwood sold off their management branch to Masterkey property management. Terese personally called me and told me they searched hard to find a good company to sell to I trust her opinion. Masterkey has been fine (I've had no issues). 8%/month is the standard plus you'll pay extra for tenant turnover ( ~0.5 months rent). When I spoke with Rob (919-602-3748) at Masterkey he told me the majority of their clients have 1-2 properties with a handful of owners having 5+. Other places may only deal with multi-unit owners. Ask for Mike to do your maintenance he is very affordable. Also, I'll assume you know what you are walking into becoming a landlord but it's worth researching before you pull the trigger.
