At the deed signing, the sellers agreed to leave 5K in escrow to find the source of the water, fix it, and repair the damage it did. The sellers suggested a source of the water which I think is likely \(old bilco doors letting the water in\). So I have 10 days to find someone to give an estimate for the cost to fix this. Anyone have any recommendations? I don't even know what kind of contractor deals with replacing bilco doors and remediating the water damage to a wooden door frame and what has seeped under the tiles.

This has been ongoing almost as long as we have been in the house. I will need someone who can work with us to finance the work and who will just be an honest and good person to work with.
