I wish there were full disclosure laws regarding this floodplain issue in Maricopa. 10 years ago KB Homes in desert Cedar tried telling us that they would reapply next year and probably be out of the floodplain well that was 10 years ago and they're still in the flood plain and I believe the Bureau of Land Management made the floodplains a little bit bigger about 5 years ago in Maricopa so if your realtor told you there might be some day where you won't be in a floodplain they lied to you. I have had State Farm for well over 15 years. My son is honor roll, receives a good student discount and we have a multi-line discount For liability only on a 2007 Dodge Caliber I was paying 359 a month. Fast forward 6 months. I purchased a different car for him 2004 Honda CRV AWD for full coverage it would have been over 400 a month with them. Called Geico and with the same coverages I pay 200. Shop around

It may cost a bit more up front, but when we were hit with a micro burst, they were here immediately and the settlement offered was more than fair. I am a senior mortgage underwriter (10+years). James Sanson is probably right. Mortgage lenders are federally mandated to require flood insurance if your home is in a flood zone. Ask your lender (or check your mortgage statement) if you have force placed flood coverage. Their coverage isn't necessarily the best - it is mostly just expensive. If the coverage is being provided by your own homeowners insurance carrier, then I would highly recommend shopping around. Research the FEMA website for more details. Be sure to ask your lender what their requirements are, too.
