Looks like you've got a pretty good list of realtor suggestions going. We used Bernadette Pillar and she was great... I don't know when she sleeps, always super responsive, goes to battle for us. For inspection, however, I highly recommend Bill Anglin of [Sherlock Homes inspection](http://sherlockhomeinspection.com). That guy is nothing if not thorough and professional. Most inspectors work on referrals from the Realtors, so there's an incentive for them to not lose a sale... Some might be hesitant to point out things that would turn buyers off. Bill saved our assess by not being one of those guys. Solid dude.

We just bought a house last summer using Gary Buswell from Coldwell Banker. Gary was very patient, knowledgeable, always available and definitely honest. Our was an old man who never seemed to figure out what we were looking for even though we were really clear. Could not recommend. Would have felt bad about him getting the commission if he weren't a widower. Best of luck. Spokane doesn't suck.
