Can anyone recommend a reliable home inspector? We just bought a place for the first time, and we convinced the seller to come down in price pretty significantly....

I can't recommend anyone other than to say I went for a cheap group and they did a very rudimentary job. Spend a little money and have them check everything. I only found out a little later that half the electricity in my house was done by the previous owner. My grounds? yeah they're for show. Thanks, guys.

This is who we used: http://www.angieslist.com/companylist/us/tx/katy/i-spy-inspections-reviews-6432944.htm Apologies for the Angie's List link (never sign up for that garbage) but it was the first link I found with the right details. Keith did a very thorough job on our house over a year ago and I haven't found a single thing he missed in the report since, even after having trades people out to look at the various issues. He did his main inspection first and then walked us through showing everything he found and answered any questions we had so we were happy with his service. I can't recall what it cost but it wasn't cheap, you get what you pay for though.

I just used this man when I bought my house last month. IIRC, he needs 24 hours notice. He was a careful and methodical man. If you're looking to find all the things in your house that need fixing, call him. If you're looking for someone to do the bare minimum, find someone else.:) Tom Rollins(281) 458-6443

We are purchasing a new home and just had our inspection done using someone referred to us by our realtor.

OMG, Art is amazing. It was a 3 hour inspection. Halfway through, he stopped to tell us everything he had found to that point. He, also, told us quick fixes, more detailed fixes and what potentially could happen if we didn't fix. He finished the inspection and then went over the other half. His written report included photos of problem areas. If there was a specific part needed for the repair, he named it and included a picture of the specific part for reference when buying that part.
We were totally impressed and would only ever use Art again. I feel like we know our new house from top to bottom.

I liked David Harris / Harris Engineering. He is expensive and usually booked up for ~2 weeks, but they seem like good people and he did an excellent job.

>However, he's saying that since he's come down so far in price, he will not be paying for potential repairs if the unit needs any. That's usually how it goes. You get either, but not both. You either get a cheap house and repair it yourself, or pay more and have the previous owner pay for repairs.

If you've already bought the place, it's a little too late for a home inspection. Your realtor should provide you with a good inspector. A well-established realtor with a good group doesn't want to have the reputation of fucking over their clients.

I just bought a house a week ago and had the inspection on Monday. I used MasterCraft Home Inspection. It is owned and operated by Mike Wieble. It cost $450 for our 2500 sq ft home and was worth every penny. There were three inspectors including him along with someone Mike was training. They printed up the report right there and went through everything with me and the agent. I showed up at the beginning and stayed the full 3 hours and they were really nice. Mike used to teach home inspection, and teaches you about the issues they found. Highly recommend. Mike - (281) 635-0298

Jonathan Lang with Texas Home Inspection Services. I am a realtor and have used him for YEARS. He is very thorough, respectable and honest. He has been accused of being "too thorough" by many realtors I've worked sales with so that is your first sign of a GREAT inspector not just a mediocre one. His personal cell numbers is 281.300.9276. Best of everything to you!
